This Memorial Day find is too good to keep to ourselves! This morning we set out to have a great Memorial Day. We slept in late...on our "not so comfortable sinking mattress", had our morning coffee and then we were off to the Denver Arts District and the Memorial Day art exhibits on the 16th Street Mall and the Denver Pavillions. After seeing an array of beautiful works of art we were on our way home to Highlands Ranch via Broadway when the topic of our "not so comfortable sinking mattress" came up. We decided that we might want to take advantage of any Memorial Day mattress sales that might be out there and stopped by several furniture and mattress stores collecting specifics and prices of each mattress we liked. We were on our way to another store near Park Meadows and missed our turn. As we were turning around we spotted a small, understated mattress store at the Northeast corner of Yosemite and County Line Rd called "Urban Mattress" and decided to check them out. We were so glad we did! When we walked in we were not greeted by the typical overly agressive vulture-like sales person. Instead we were allowed to inspect mattresses on our own with a polite offer to help if we had any questions.

The first thing we noticed was the polite and very helpful sales person. He was extremely knowledgeable and answered our questions and then pointed out the fact that Urban Mattress was a locally owned company dedicated to two important causes; giving back to the community and providing an eco friendly, quality product at a very reasonable price. I posted this blog last month, but since it seems to have disappeared, I thought I would re-post. We receive a lot of questions here at ListHub and I thought it would be helpful to share just a few basic things with everybody!

          1. Leads are passed back to the listing agent (or broker) free of charge. Gone are the days of the business model that charges for leads.

          2. We do not allow channel partners to re-syndicate the data. Re-syndication means that you have lost control of your listing not only in terms of where your listing will appear and whose contact information shows up on your listings, but also in terms of daily refresh rates. This can create liability for your company and reduces your ability to get quality metrics from your online traffic.

          3. We are a standalone product that works with all of your existing programs. We do not require that our customers purchase a Web site (or any other product) in order to participate. We can send your consumer traffic to any Web site you have chosen!

          4. ListHub gives the broker a free option to direct all listings to the property detail page on the brokerage Web site! All you do is make a simple support request and we will set this up for you. Brokers can also give their agents permission to have their listings link to the property detail pages on the agent Web site.

In Colorado, our choice hands down is Highlands Ranch! As baby boomers we love quality, great deals, and fun, not necessarily in that order. We don't think of ourselves as "senior citizens" and we want to live in an active, vibrant community. There is a place that meets all of these requirements: Highlands Ranch, Colorado. This beautiful master planned Metro District located in the southern suburbs of Denver and rises 5828ft above sea level (700 feet higher than Denver) and is located about 20 minutes south. (by light rail or auto). The front range can be seen almost anywhere from this metro district with a population of 93,000.

IKEA Coming to Denver!

 

Woo-Hoo! IKEA fans rejoice! One of the world's most popular home furnishing retailers, IKEA, has announced plans to open its first Colorado store.

IKEA has announced that they will be submitting plans to the city of Centennial to build in the Park Meadows Mall area. Construction will start in 2010.

The 400,000 square foot IKEA store will be located on 13.5 acres between Dry Creek and County Line Rd just west of I-25.

Being from Frisco, TX where they now have an IKEA we are here to tell you that you are going to love this mega store! Everything they carry is very affordable and of good quality. You can litterally furnish an entire house complete with cabinets and appliances with dozens of options to choose from. Design center experts are on hand to help you with your plan. Everything from paper napkins to chandeliers line the aisles of this multi-floor retail giant.

IKEA plans to hire 500 workers during the construction phase, and approximately 400 workers when the store opens.

An opening date is set for fall 2011. Groundbreaking should start very soon! We will keep you updated as plans progress, so bookmark us and come back often!

Pat and I are always looking for a good restaurant or café that is not a franchise.  We are looking for that special place that is ultra-comfortable with that down-home feel good atmosphere.  You know... the place that Colorado natives keep under their hat. We have been to a few good ones, but the bad ones always seem to outweigh the good.  Guess what, though this one is not exactly IN Highlands Ranch, it is just up University and it stands out above the rest. You have to look hard to find this cozy little eatery, but it's worth the search: GRANNY MA'S at 5925 S. University Blvd. Greenwood Village,.  Jane Stoltz is a gracious owner/host/baker/chef/caterer.

 

The menu takes you right back to grandma's kitchen - and Granny Ma's words of wisdom are found on every table. Granny never would have charged you for tea for coffee, neither does Granny Ma's. Free coffee and wi-fi, a cozy setting, friendly and personal service, unique specials, delicious everything, plenty of parking and conveniently located in the Cherry Crest Shopping Center on the SW corner of Orchard & University. Stay for lunch; they have a buffet or you can order from the menu. 

We chose the buffet, and we were WOWED! This Wednesday they served tamales and enchiladas. Ok, it was off our diet, but we really were in a hurry. The food was off the charts.  We can honestly say the tamales were the best ever, and the enchiladas beat out our favorite about 20 miles north. And oh...the price? Just right! Service was outstanding. They even asked us our names! We can't wait to go back.  They are very active in the community and also have amazing catering for any event that you have! We may just have to take them up on that as well.

Here's the Scoop...

A Gift from Uncle Sam!...First, the Federal Government is offering the well known $8000 Tax Credit to first time homebuyers. Hurry! This program is only good through April 2010.

Now, add this!... In addition to this CHAC(Colorado Housing Assistance Corporation) is offering a low interest down payment assistance loan in the form of a second mortgage that is equal to 6% of the purchase price. The average is $7000 for this special city. Wooo-Hooo!!!

Wait, it gets better! Here's the best part...Properties in this city have always sold for more than the properties in the surrounding areas and that has prevented some of the qualified applicants from being able to use CHAC's down payment assistance program. This has prompted this city to provide the additional down payment assistance. The city is partnering with this organization to provide an ADDITIONAL DOWN PAYMENT assistance of approximately $7000 to each applicant who qualifies for the program. (This money comes from the city's jurisdictional allotment of Federal Community Development Block Grant funds)

Aspen Leaves Colors Changing in Colorado With a Slight Twist

Yesterday, Pat and I decided that we had to see the Aspen tree leaves changing - time was running out. We needed to see some real estate in the mountains. We had planned on going on Sunday, but that didn't quite work out. We were a tad surprised as to what we saw. My daughter had gone on Saturday - lucky dogs - and took some pictures.  I have to show them! But because we went on Monday, look at what was happening at Red Feather Lakes (close to Wyoming). I understand that Conifer actually had several inches.  How fun.
